La Manseillière is a beautiful 200 year old stone 'Corp de Ferme' comprising a large Farmhouse, Cottage, and 2 barns, on 12.5 acres of land with far reaching views across the surrounding valleys and hills.

The buildings are set around a large private courtyard, with the main 18th century farmhouse and attached barn (built circa 1780 around the time of the French revolution) and an attached coach-house being built shortly afterwards, creating a spacious 6 bedroom property.

The 2 bedroom cottage, inscribed 1740, has been used as a gîte earning a small income. It has an enchanting terracotta terrace overlooking the 4,6 hectares (12.5 acres) of land, incorporating a lawned garden, horse-meadow, avenue of poplar trees lining a small stream, mature apple and pear trees, and a small wooded area.

Situated in a private yet commanding position, surrounded by horse pasture and fields of maize and wheat, with a meadow separating the house from the nearest neighbours, La Manseillière has sweeping views across farmland and forests, nestled in the surrounding valleys and hills.

The Normandy pasture is amongst the best in the world for horses, and our horse meadows have been untouched by crop-producing farmers for at least 20 years. With the national Haras-du-Pain close by, La Manseillière is ideally suited for equestrian pursuits.

The Farmhouse

The 6 bedroom main farmhouse has a large sitting room with open fire, dining-room with wood-burning stove, office / study with high speed wi-fi broadband internet (2.0Mb) with free worldwide calls. There is a large modern bathroom comprising separate shower cubicle, bath, and double hand-basins. Separate WC.

The brand new condensing gas boiler system supplies the main house with full central heating and hot water. Original terracotta floors throughout the ground floor, with original wooden flooring on first and second floors. The second floor forms a very large attic room with a high ceiling. Attached is a spectacular 3 storey cathedral barn, with stables and pig house. Lighting and power throughout.

The Cottage

The Cottage has two spacious bedrooms, a large kitchen, sitting room with high stone fire-place, and French doors to the full length covered terrace. An unfinished large study, with mezzanine floor, leads off from the kitchen.
The bathroom, with WC, shower, bath and hand-basin, is supplied by its own hot water system, with full central heating throughout the property. Separate phone line, gas cistern and electricity supply.

The Surroundings

A large two floor horse-barn with lighting, power and water, is on the opposite side of the courtyard from the farmhouse. A local horseman is keen to keep his horses on the land and, in exchange, will maintain the pasture. The meadow produces approximately 50 large round hay bales in the summer.

The villages of Ecouché, Ranes, Vieux Pont and St. Brice are all within 5 minutes drive, with wonderful bakeries and weekly markets.

The town of Argentan is 15 minutes away with a 2 stop, fast, and cheap, train to Paris (1hour 50mins).

The spa and casino town of Bagnoles de l'Orne is 30 minutes away by car.
La Manseillière is in cider, camembert, calvados, and horse country.
